This is one of my most important tips when selling your home...

When selling a property it is so important to get your price right and ensuring your property falls in the correct search brackets on Rightmove and similar sites. Most Estate Agents still adopt the 999 strategy i.e. £499,999, £249,999.
Why is this wrong I hear you ask? Simple answer is for the sake of 1p your property will loose a massive chunk of potential buyers seeing it.
What do you mean I hear you ask? When you search on Rightmove for properties in Poole, Lower Parkstone, Whitecliff, Ashley Cross, BH14 you are then asked for your search search criteria. Type of properties, how many bedrooms, PRICE RANGE.... Here is why you need to be priced correctly and within the brackets. If your house is being listed at £349,999 then a buyer who enters they are looking from £350,000-£400,000 simply will not see your property for the sake of 1p. This 'making your home seem cheaper' is age old and simply doesn't apply to todays modern world.....after-all why do you want your house to seem cheap. You are not selling a Mars bar you are selling your biggest asset. Also pricing midway in-between the various brackets i.e £410,000, £665,000 has the same disastrous affect. If a buyer inputs they are looking for a property from £650,000 up to £700,000 you property priced at £665,000 will be on page 4/5 of their search and not No 1.
