When buying a property we understand what an important decision it is to make. We try to understand and get to know our buyers to find out exactly what they want and more importantly what they don’t want.

Once we have helped you find your perfect match, we will usually ask you to complete an offer form together with either your Mortgage Agreed in Principle (MAIP) or if you are a cash buyer, ‘Proof of Funds’ . We would then present your offer to our sellers and start the negotiation process. When an offer is accepted you will then start the legal process whereby yours & the sellers solicitor will start liaising. We have our own Sales Progressor, Stephanie, who will be helping you through the journey and being the middleman between both solicitors to get updates for you. Alongside your legal works, if you are getting a mortgage your lender/broker will be working to get you a ‘mortgage offer’ on the property. A mortgage offer is an official document offering you the desired amount needed to purchase the property based on your offer.

Once all legal enquiries are satisfied, search results approved and your finances are in place it will be time to make this official. This is called an Exchange of contracts, a legal contract between you and the sellers specifying a date when the property is exchanged from the seller to you. Completion day, the exciting part, you will receive your keys.
